One Contract. All Your Maintenance Needs.

A Maintenance Term Contract (MTC) is a scheduled retainer agreement between F&L Reinstatement and a building owner, property manager or facility operator. Instead of calling different contractors for every repair, you have a single, pre-approved vendor on standby.

We cover both planned preventive maintenance (PPM) — scheduled works carried out at agreed intervals — and reactive maintenance for ad-hoc faults and emergency call-outs. All works are priced against agreed schedule-of-rates for cost transparency.

Contract Structures

Three Contract Models to Fit Your Needs

Whether you need a full-service retainer or a lightweight on-call arrangement, we structure the contract to match your budget and property type.

On-Call Reactive

Best for smaller properties or landlords who need a trusted contractor available without a monthly commitment.

Planned + Reactive

Full-service MTC covering both PPM and reactive works — the standard choice for retail malls and Grade A offices.

Most commercial office reinstatements are completed in 2–6 weeks. Larger floors or complex M&E scopes can take longer. We work within your lease handover timeline and confirm a delivery date before commencement.

Under most commercial leases in Singapore, the outgoing tenant is responsible for reinstating the premises to its original bare shell condition — often called a “bareshell reinstatement clause.” This applies to approximately 85% of commercial leases and is enforceable by landlords.
